Since 1 July 2026, every new building of grade II and above in Vietnam must be delivered using BIM, whatever the funding source. That rule turned a little-noticed job title into a position many firms now have to fill. Yet ask ten people in the industry what the person actually does and you get ten different answers.
This article answers what a BIM Manager is in the order a reader needs it. First the definition and the daily work. Then how the role differs from a Project Manager and from a BIM Coordinator, and what a firm gains by creating the position. Pay, career path and certification come last. What a BIM Manager is
A BIM Manager is the person who sets and maintains how an organisation does BIM. They are not accountable for any single model. They are accountable for every model in the firm being produced to one standard, serving the client's actual requirements and being deliverable.
The clearest way to grasp it is to compare three tiers of responsibility on a project. The modeller is accountable for one discipline. The BIM Coordinator is accountable for the federated model of one project. The BIM Manager is accountable for how the organisation works — the rules, the tools and the people.
Within ISO 19650, the international standard for managing information using BIM, the role sits close to the information management function on the lead appointed party side. Job titles in Vietnamese firms do not always match the standard. The tiers of responsibility, however, hold consistently: one side follows the rules, the other side writes them.
There is a quick test for whether a position genuinely is this role. Ask what the person does when two disciplines argue about how the model should be split. If the answer is "escalate it", that is a Coordinator. If the answer is "decide, then write it into the internal standard", that is a Manager.
What a BIM Manager does day to day
The list of duties shifts with the size of the firm. The core stays much the same everywhere.
- Write and maintain the internal BIM standard: naming conventions, folder structure, model splitting rules, the level of detail required at each stage.
- Write or approve the BIM Execution Plan (BEP) for each project, then check that the project actually runs to it.
- Select and administer the common data environment (CDE): permissions, approval workflow, document states, change history.
- Read and answer the client's information requirements (EIR), then translate them into concrete work for each discipline.
- Decide the shared software and versions, including when to upgrade and in what order.
- Check model quality at system level: not inspecting individual clashes, but asking whether the process keeps producing the same error.
- Plan training and recruitment, identifying which skills the team lacks for the projects ahead.
- Track the BIM budget: software licences, workstations, training hours, external consultancy.
- Report to the board: whether BIM is saving anything, and by which measure.
- Represent the firm to clients and overseas consultants on information and delivery matters.
One thing stands out about that list. Not a single duty begins with "open the model and fix it". A BIM Manager works at the level of rules and people, not at the level of individual walls.
A typical day: a morning meeting with the client about delivery requirements, then a review of the BEP for a new project. In the afternoon, settling a dispute between two disciplines over model splitting, then planning training for a group of newly hired engineers.
How it differs from a Project Manager
This is where the confusion runs deepest, and also where the distinction is easiest once the principle is clear.
A Project Manager manages the project. A BIM Manager manages the project's information. One is accountable for programme, cost and quality. The other is accountable for the building's information being created, checked and handed over properly.

The two roles neither replace one another nor sit one above the other. On a large project the BIM Manager reports to the Project Manager on information matters, much as the site manager reports on construction.
In a small firm one person may hold both. That is an ordinary staffing arrangement, but they need to know which hat they are wearing at any moment. Whoever holds both tends to sacrifice the BIM side first, because the programme is questioned every week and the information standard is not.
How it differs from a BIM Coordinator
In job adverts the two titles are used almost interchangeably. One firm advertises for a "BIM Manager" and then describes daily clash detection. Another advertises for a "BIM Coordinator" and asks the person to write standards for the whole company.
To restate what a BIM Manager is for comparison: the person who sets the rules for how the organisation does BIM. The Coordinator applies those rules on one project.
What is a BIM Coordinator? The person who coordinates models between disciplines on a specific project. They federate the models, run clash detection and chair coordination meetings to resolve what the checks find. They also verify that models follow the naming conventions, the required level of detail and the splitting rules. A Coordinator works directly with the modellers, at the level of individual walls and pipe runs. That is the substance of the BIM Coordinator course.

A typical Coordinator day: federate the latest discipline models in the morning and run clash detection. Filter the report at midday, sorting clashes by severity and owner. Chair the coordination meeting in the afternoon, minute it, then track the fixes.
In a small firm one person usually holds both roles. On a large project one Manager may direct several Coordinators, each covering a zone or a discipline.
What a firm gains from the role
This section is for anyone weighing up whether to create the position, rather than for anyone applying to fill it.
The first reason is that it is now mandatory. Under point a, clause 1, article 8 of Decree 217/2026/ND-CP, every new building of grade II and above must apply BIM from the feasibility study stage onwards, regardless of funding source. A firm in that scope needs somebody accountable for the information, or accountability falls into the gap between disciplines. The article Grade II and above must now use BIM sets out who is in scope and what must be submitted.
The second is that it stops the firm paying twice. Without a shared standard, every project rebuilds the library, re-invents the conventions and retrains newcomers from scratch. That cost appears on no balance sheet, but it consumes the hours of the best people on the team.
The third is retaining capability when someone leaves. When the way a firm does BIM lives in a few individuals' heads, their resignation takes the capability with them. The main job of a BIM Manager is turning what sits in people's heads into what sits in documents.
The fourth is qualifying for larger work. Tender submissions on foreign-funded projects routinely ask for the internal BIM standard, a sample BEP and the CDE arrangements. Without those three, a firm is eliminated at the prequalification stage no matter how good its engineers are.
Worth noting: the position need not be recruited externally. For firms building a BIM team from within, the Institute runs a BIM Manager course delivered in-house. Teaching runs on the company's own project documents, and the course output is a standard and a BEP ready to use. What the role pays
This is the hardest part to state precisely. Most BIM job adverts in Vietnam say only "negotiable". For BIM Manager positions it is negotiable almost without exception.
This article gives no absolute figures, because pay drifts year on year and today's number will be wrong within a few years. The table below gives the ratios between positions instead. Ratios reflect the structure of the profession, so they move very slowly.
The baseline is the starting salary of a newly graduated modeller, at the same moment and in the same region as you.

Using the table is straightforward. Look up the prevailing starting salary at the time you are reading, then multiply. Sources include JobBIM's BIM salary data or filtering by job title on the major recruitment sites. Average several adverts, because they vary widely.
Three factors push a BIM Manager above the band. The first is experience on foreign-funded projects and contracts written to ISO 19650. The second is English good enough to work with international consultants. The third is evidence of having built a firm's BIM system from nothing. Conversely, a "BIM Manager" at a company with no process, doing a Coordinator's work in practice, is usually paid at Coordinator level.
How long the path takes
The usual route in Vietnam runs through three stages, and there is almost no shortcut around the modelling stage.
Stage 1 – modeller (1–3 years). Become solid in one Revit discipline (or Tekla for steelwork) matching your original field, model several projects end to end, and understand why your model makes life hard for the next discipline. The Revit learning path for beginners covers this stage. People who skip it to "go straight into BIM management" rarely earn the modelling team's respect, because they cannot see where the difficulty lies.
Stage 2 – BIM Coordinator (2–3 years). Move from producing to coordinating: Navisworks, clash detection, model quality control, chairing coordination meetings, and starting to read standards and BEPs properly. At this stage communication begins to matter as much as software.
Stage 3 – BIM Manager (from year five to seven onwards). Move from projects to systems: ISO 19650, internal standards, BEPs, CDE administration, training plans and working with the board. Plenty of people who are excellent at stage 2 stop there because they dislike the process-and-people side. That is a sound choice, since a strong Coordinator on a large project earns no less than a Manager at a small firm.
In total, from graduate to genuine BIM Manager usually takes five to eight years. It is shorter at firms transforming quickly and short of people, longer where BIM is merely a support department.
Which certificates matter
No certificate is mandatory for the role in Vietnam. That is worth saying plainly, because long lists of international certifications circulate online and most of them are never asked about here.
A more useful way to sort them is by what each one actually proves.
Certificates that prove tool skills. Autodesk Certified Professional for Revit, by discipline, is the most common. It is useful at stages 1 and 2, when a recruiter wants quick evidence that you can drive the software. University course certificates belong in the same group.
Certificates that prove process knowledge. The buildingSMART Professional Certification programme is built directly on ISO 19650 and has a free Entry level and a Foundation level. This is the most valuable kind for a BIM Manager, because it demonstrates understanding of the information management framework rather than button-pushing.
Certificates from other software vendors. Graphisoft, Bentley, Trimble and several project management platforms all run their own schemes. They carry weight inside that vendor's ecosystem. If your firm does not use the platform, take one out of curiosity by all means, but do not expect a Vietnamese recruiter to ask about it.
The general rule: tool certificates help at stages 1 and 2. From stage 3 onwards, what a recruiter really asks is which organisation you built a BIM system for, over what period, and what the measured result was. An internal standard you wrote yourself, together with a project that ran on it, persuades more than any certificate.
Frequently asked questions
Does a BIM Manager need to be expert in Revit?
They need to read and check models, and to understand how a model is built so the standards they set are workable. They do not need to be the fastest modeller. But a Manager who has never modelled a real project tends to write standards nobody can follow.
What degree leads to this role?
Civil engineering, architecture, building services or construction economics all work, provided you have grounding in one discipline and real project experience. The role requires understanding the construction process, so people arriving from pure IT usually struggle because they cannot read drawings.
How does the role differ on the client side and the contractor side?
On the client side the Manager focuses on information requirements, checking what each party delivers, and using models in operation. On the contractor and consultant side the focus is organising model production to meet those requirements. Same standard, opposite sides of the table.
Can anyone reach the role without doing the Coordinator stage?
Rarely, and usually only at firms just starting with BIM, where the "Manager" is in fact the only person who knows any BIM. As the firm grows, that person still has to learn coordination or hire a Coordinator better than themselves.
Is an online course enough?
Enough for the knowledge side — standards, BEP, CDE — provided the course sets a real BEP exercise and marks it. The experience of directing people is something no course teaches. That comes from projects.
Architect or structural engineer: who makes the better BIM Coordinator?
Either works. What matters is deep knowledge of one discipline and the ability to read the other two. In practice, building services engineers who coordinate are in short supply, because most clashes on a project sit in the services.
